What a contract controls
A contract connects one client to a property or unit and stores the main terms: dates, rent or service amount, currency, status, and billing settings.
Use contract statuses to separate drafts, pending agreements, active contracts, paused contracts, and closed contracts.
Contract types
Choose the type that best matches how you want the agreement described in Proforio. Today the type mostly affects terminology and resident visibility.
- Lease uses lease wording in the contract and related default invoice text.
- Rental uses rental wording in the contract and related default invoice text.
- Management is intended for internal or property-management agreements and does not appear in resident-facing contract views.
Invoice generation
When invoice generation is enabled, Proforio uses the contract settings to prepare invoices for rent, management services, utilities, or other recurring charges.
- Set the billing period, generation date, due date rule, and payment method.
- Add utility rules when invoices need meter readings, incoming invoices, or other calculated charges.
- Review generated invoices before sending them to clients.
Contract utility outcome rules
Outcome rules are optional adjustments applied after a utility has finished its price and quantity calculations, including proportional period adjustments.
Use them when the calculated result needs a final guardrail before it becomes an invoice line, such as preventing negative totals or skipping entries that should not be billed.
- Rules are evaluated in order and stop after the first matching rule unless Continue after match is enabled.
- A rule can target the final line total, calculated quantity, or calculated unit price.
- Skip entry removes the utility line from the invoice while keeping the calculation and outcome details in simulation results.
Keep contracts specific
If one client is connected to multiple units with different pricing, ownership, service, or utility rules, separate contracts are usually easier to manage.
